Zona provided MP services for the renovation of the El Rio Community Health Clinic on Stone Avenue in Tucson, Arizona. This two-story, 91,583-square-foot tenant improvement project, with a construction budget of approximately $20 million, transformed the existing facility into a comprehensive healthcare destination by expanding medical services under one roof.
The renovation added a wide range of patient care services, including primary care, an indoor and drive-thru pharmacy, dental clinics, radiology, laboratory services, and other healthcare support functions. The project required careful coordination of building systems to accommodate the unique operational and environmental requirements of each clinical space while supporting efficient patient flow and long-term facility performance.
Because healthcare facilities demand specialized environmental control, Zona's design focused on creating safe, comfortable, and code-compliant spaces for both patients and healthcare professionals. Mechanical engineering services included HVAC system evaluation and design to support varying occupancy levels, medication storage temperature requirements, and specialized ventilation for isolation rooms to promote infection control and maintain indoor air quality. Plumbing design included domestic water, sanitary waste, gas, clinical sinks, patient support fixtures, dental compressed air and vacuum, roof drainage, and other infrastructure essential to healthcare operations.
In addition to developing the schematic design, design development, and construction documents in Revit 2024, Zona supported the project through energy modeling and commissioning services, helping deliver a high-performance healthcare facility that promotes sustainability, operational efficiency, and long-term reliability.
